Living in Masteri Thao Dien: A Building Guide for Expats

Masteri Thao Dien is the biggest residential complex in Thao Dien — five towers, roughly 4,450 apartments, and a Vincom Mega Mall built into the ground floor. If you're renting in Thao Dien for the first time, chances are someone has already told you to look here. This guide covers what the building is actually like to live in, what you get for your money, and the trade-offs that come with choosing a complex this size.

What Is Masteri Thao Dien?

Completed in 2014 by Masterise Homes (then Thao Dien Investment), Masteri Thao Dien sits at 159 Vo Nguyen Giap, An Khanh Ward, Ho Chi Minh City. It was one of the first large-scale developments in the area and remains the most recognizable address in Thao Dien. The complex has five residential towers of 30 floors each, managed by Savills — one of the largest international property management firms in Vietnam.

The location is the main draw. Masteri sits directly above the An Phu Metro station on Line 1, which connects Thao Dien to District 1 in about 12 minutes by train. That commute changes the calculus for a lot of expats — you can work in District 1 and live in Thao Dien without owning a motorbike or relying on Grab every day. Vo Nguyen Giap gives you road access in both directions, and the building is within walking distance of most of what Thao Dien offers.

Amenities and Daily Life

The ground floor of Masteri Thao Dien is Vincom Mega Mall, which means you have a supermarket, retail shops, restaurants, and a food court without stepping outside. For daily errands, this is hard to beat in Thao Dien — most other buildings require a short walk or motorbike ride to reach a grocery store. Annam Gourmet is a 10-minute walk for imported goods, and BIS (British International School) is under 5 minutes by car.

Building amenities include:

  • Multiple swimming pools (outdoor)
  • A fitness center with cardio and weight equipment
  • Tennis court
  • Children's playground and landscaped gardens
  • BBQ areas
  • 24/7 security with card access and surveillance

The pools and gym are well-maintained, but they get crowded on weekends and during school holidays. With over 4,000 units, that's expected. The mall on the ground floor also brings non-resident traffic, so the lobby and common areas can feel busy during peak shopping hours. Elevator wait times at rush hour — especially around 7–9 AM and 5–7 PM — are something to factor in if you're on a high floor.

Tower Layout and Views

The five towers (T1 through T5) have slightly different orientations, and the view you get depends on which tower and which side of the building your unit faces. T4 and T5 tend to have the best river views, while T1 has strong city-facing sightlines. If a river view matters to you, expect to pay a 10–15% premium over city-facing units in the same tower. Corner units on higher floors are the most sought-after and lease fastest.

Apartment Types and Rent Ranges

Masteri Thao Dien has a mix of 1-, 2-, 3-, and 4-bedroom apartments, plus duplexes and penthouses. Typical sizes range from 45 sqm for a 1-bedroom up to 155+ sqm for a 4-bedroom. Most units come furnished, though unfurnished options exist if you want to bring your own.

Rent varies based on floor height, view, furniture quality, and whether the unit has been recently renovated. And renovation matters more than you might think — Masteri was completed in 2014, so some units still have original finishes while others have been fully updated with new kitchens, bathrooms, and flooring. Unit quality varies significantly between landlords. Two apartments with the same floor plan and view can feel completely different inside. This is the single most important thing to check when you view a unit — photos don't tell the full story.

How Masteri Compares to Other Thao Dien Buildings

Masteri sits in the mid-range for Thao Dien pricing. It's cheaper than D'Edge Thao Dien or The Nassim, comparable to Gateway Thao Dien, and more expensive than older buildings like River Garden. What you're paying for is convenience — the metro, the mall, and the central location. What you're trading away is intimacy and quiet.

If you want a smaller, more residential feel, Tropic Garden or The Ascent offer that. If you want maximum convenience and don't mind sharing amenities with 4,000 neighbors, Masteri is hard to beat.

Costs Beyond Rent

The building management fee is around 18,000 VND per sqm per month — so a 70 sqm 2-bedroom costs roughly 1.26 million VND/month in management fees. Some landlords include this in the asking rent; others list it separately. Always clarify which it is before signing.

The standard deposit is two months' rent, with a minimum lease term of 12 months. For a full breakdown of what you'll pay and when, see our rental payment timeline guide and our utility costs explainer.

Who Lives at Masteri Thao Dien

The resident mix skews toward Korean and European families, young professionals, and English teachers. The building's size means there's always a community — Facebook groups for Masteri residents are active, and it's the kind of place where you'll run into neighbors at the pool or the mall. For newcomers, that ready-made network is a genuine advantage. It's also one of the more pet-friendly buildings in Thao Dien — many landlords accept small dogs and cats, though you should always confirm the pet policy before signing.

The Bottom Line

Masteri Thao Dien is the default choice for a reason: location, amenities, and scale. The metro station, the mall, and the walkability to everything Thao Dien offers make it one of the most convenient addresses in the area. The trade-offs — density, weekend crowds, elevator waits at rush hour — come with the territory of a building this size. It's not for everyone, but for expats who prioritize convenience and don't need a boutique setting, it's a solid choice.
